My particular home is on the
southern outer edge of our
community. My externally
mounted antenna, above the
roofline, gives me free reception
of HDTV signals, including
channels 3, 5, 8.1, 8.2, 8.3, 10,
12.1, 12.2, 15... and more!
Just plug in your ATSC-capable
HDTV to the outlet installed
behind the slide-out media
center!

The garage floor is now
coated in a blue-grey
two-part epoxy, meaning
water, grease, oil and
dirt simply wash away.
This photo was taken
during the process. You
can see the 'before and
after'!

Since I love projects, I built a
slide-out storage unit that tucks
neatly next to the fridge. Yes,
both the fridge and storage unit
are included!

I built this custom
shelving unit for the
loft. I wasn't sure how
much it would store,
until I started loading
items into it.

The kitchen, as well as both upstairs
bathrooms, have flip-out panels for
storage. Some of the cabinets also
have slide-out shelves. Very handy!

Laundry room, just off
the kitchen, has a full-
width wire shelf above
the washer and dryer
area, and enough room
for another storage
unit, as shown.

Notes:
1: Entertainment nook: has cable
outlets, connects to a rooftop HDTV
antenna, connects to kitchen TV, and
has surround sound speaker
terminals that connect to '2'
2: Surround sound terminals
3: Patio lights activate by motion, but
are also controlled by handheld
remotes.
4. Bedroom#2 and Den are hard-wire
networked. Jacks are on the walls.

The only thing I didn't like
about my floorplan was the
fact that I couldn't see the
living room TV from the
kitchen. So, I added an LCD
TV! It's on a swivel mounting
arm, so it can also be watched
from the breakfast bar, or
even the dining table!
Yes, it's included!

My floorplan, and my particular
lot, gives me two patios. This one
I set up with a patio set (NOT
included, sorry!). With one patio
on the east side of the house and
one on the west, you - or your
pet! - can always find shade.
And, since the backyard faces
south, adding solar panels to
these patio covers would be
clever...

On my second patio I added a small
hot tub (sorry, it's coming with me!).
Of course, since my lot is on the
outer edge of the community, it
would be easy to add a pool!

Who needs keys? A
digital doorlock lets you
in. You program your
own code. Just another
favorite part of my home
that's included!

Master bath: Light switch
glows a soft green, making
it easy to find in the dark.
Also, the fan is on a timer
with five different settings.
Can you tell I like gadgets?

Have a small pet? Downstairs bathroom, cabinet closed. Cabinet open, doggie door visible.
Steps constructed outside of house make up for height differential.

And this is how it looks today.
I widened the steps to create a
platform, and added a patio
cover. My dog loves to sit out
there and watch the world go by!

Also notice in this photo how the
Oleander tree shades the a/c
condensor. Yes, that's
intentional!

(Oh, and yes, it's a Trane unit)

My home is one of 132 homes in a quiet little gated
community in north Phoenix called 'Villages at Grovers'.
I have 1360 square feet, with two bedrooms,
a loft that can be converted to a third bedroom,
a two car garage, and 2.5 baths.
I have gas heat and hot water, and with suncreens
on all the windows, utility bills are low.
Below is information on what makes MY home unique.
I love my home and community, and I know you will too!

I know you'll love this community, and my home! It's
within walking distance of a school, it's within minutes
of the 101, 51, and I-17, it's gated at the end of a dead-
end street... and it's a great place to live.

The home is 1360 square feet, and my particular lot is
on the outer edge of the community, meaning there's
no one behind me.

Both bedrooms, and the loft, are located upstairs... as
are two full baths. Downstairs is the living room, dining
room, kitchen, laundry, and a guest bathroom. It's the
perfect layout. You have privacy upstairs,
and you can entertain friends downstairs.

I'm a nonsmoker, and no one has ever smoked in my
house. (Besides, it's bad for you!)

Okay, let's summarize:

Dining area. Both patios
are off this area, giving
plenty of light, plenty of
shade when needed, and
easy access to the
backyard... such as when
you notice it's nice out,
and decide to sit outside
for coffee!

A view of one side of the
backyard, during painting. (The
house was painted in 2006.
House is now two-tone, and
pipes aren't lying around the
backyard anymore!)
Front gate leads to driveway.

Living room area, just
inside the front door
and adjacent to the
dining area. (Half wall
separates the two.)
Couch faces the
media center.

Heading back out to the
living room, here's a view
looking up at the loft. The
half wall there makes it
easy to decorate the
potshelf. Ceiling fan is
custom Southwestern
design.

Master bedroom. That's
a queen size bed, and
twin nightstands. And
there's STILL plenty of
room. The room is big!

Same bedroom, view from
the master bath. That's a
dresser against the other
wall, and there's STILL
room there to do sit-ups!

Why you'll love this community:

Quiet kid-friendly private streets.
Low HOA fees, and a friendly HOA.
Pool, hot tub, park area all on site.
Dead-end street and gate keep things quiet.
Located in north Phoenix, only minutes from
all major freeways!

I've hired a great Real Estate agent to sell my home for me.
You can e-mail me here, and I'll forward the info to her.
Come take a look.
I KNOW you'll love this home!

Why you'll love this particular home:

Rooftop HDTV antenna means free HDTV!
Twin covered patios in double backyard.
Lots of extra storage... and flip-open sinks!
Kitchen/breakfast bar television is really cool.
Gas heat and hot water means low utility
bills.. and the a/c unit is a TRANE!
And the most important item: Your pet will
love their new doggie door... as will you!

Email me through this link!
Under the staircase I built a slide-
out media center. Bottom is
storage for hundreds of DVDs.
Your TV goes on top, and DVD
players, VCRs, stereos, etc go in
the middle 'cubbyholes'.
Right behind it are the jacks and
connectors mentioned in the
floorplan above.
While I AM taking the electronics
pictured, the media center stays!

This view of the kitchen shows
the twin windows, and the above-
the-range microwave oven.
Also notice the faux tile flooring.
It looks great, and you can drop a
cup without it smashing. Try
THAT on real tile! (Plus, no grout
to clean!)

While we're in there, the
garage has an added bonus:
The workbench, shelf units,
and the shelf and light above
it all, is included.
(Sorry, but the tools are not!)

Corner garden has an
automatic drip system. The
whole backyard is set up for
low - or no! - maintenance!

(I always believed the
backyard should be
enjoyed... not worked on!)

Right at the top of the
staircase is the loft, which
I used as a home office.
It's big, bright, and airy.
Half wall lets you look
down into the living room.

Second bedroom.
That's a queen size
futon sofa bed in
this photo...

... and also a desk,
chair, and laptop.
(Network jack is on
the wall behind the
desk.)

Cool! I stored everything from
business records to books, from
software to magazines, from
backup disks to spare toner
cartridges!
And whomever buys my house...
gets it!

The home is located in north
Phoenix, just south of the 101, off
Cave Creek road. What's cool about
the location is the fact that if you
hear one road is slow/closed, you
can take Bell to either the 51 or I-17,
or the 101... all are only a few
minutes away.
As they say...
Location, location, location!

Map to Village at Grovers
Note: This
floorplan is
reversed from
my actual home.

Just off Grovers Avenue, at
the end of quiet '17th
Place', is our gate.
We're within walking
distance of Echo Mountain
school.

The view up our main street,
with cul-de-sacs on the left and
right. Common area (front)
landscaping is included in your
monthly HOA fees.
(Don't worry... it's a friendly HOA.
I was president for years, and it's
a great group now!)

Our park. A huge
grassy area where
neighbors meet to
talk, kids play, and
dogs share frisbees
and water.

The community pool.
Our second community
'grassy area' is visible,
as is the cabana
building, the covered
gazebo area, and the
railing for the hot tub.

Why is it called 'Villages at Grovers'?
Homes are arranged into little
'villages', which are cul-de-sacs of
four to eight homes. My home is a
rear unit in a group of four.
Homes are NOT attached... but
neighbors are close enough to watch
your home while you're away, or to
chat, or to land a helping hand!
It's a friendly community!

A Condo?
Love
IMPORTANT: Even though there are NO common
walls between ANY of our homes, legally, we're called
condos, because our front yards are 'common areas'.

Just don't confuse our stand alone homes with the
other 'condos' out there. You know, the ones where
three (or more) homes are attached together.

I lived in similar apartments for years, and hated both
the noise and lack of privacy!

I moved when a neighbor I didn't know lit a barbeque
on their balcony... and almost burned down MY place!

I'll never live that way again. Come see why I bought at
Villages at Grovers!
